Closing Guide

Once you and the sellers have agreed on all the terms and have signed the agreement for your new home in Haw Village there are numerous items in the contract that need to be complied with, and several decisions that will need to be made.  Your real estate agent will help you make a list of these items and their deadlines.  Your real estate agent will also assist you in choosing specialists that will provide you with professional services you will need, and to coordinate with all of the parties to ensure that deadlines are met.  Some of these items and services that you may need include:  home inspections, termite inspections (on existing homes), appraisal, finalization of financing, surveys, title insurance, home owner’s insurance, home warranty, repair negotiations (on existing homes), choosing a closing attorney etc.  There is a lot to do, but don’t worry your agent will be on top of it and keep you informed throughout the process.

You are almost there!  All contract terms have been taken care of except for closing.  Your real estate agent will remind you about having all of the utilities put in your name, notifying the post office of change of address, etc. 

He or she will keep you up to date and will work with your closing attorney prior to closing to coordinate with all parties to ensure that all items required have been taken care of.  The agent will also review and go over the closing statement with you and discuss bringing certified funds to closing, if applicable.

Closing of the Sale

The big day is here! The hard part is over (phew!). You, your real estate agent, the seller and lender will all meet at the closing attorney’s office.   The attorney will process all the documentation and handle collection and distribution of funds.  He will also record all the legal documents at the Alamance county courthouse, and then hand you the keys to your new home.  Time to move in!

Post Closing

At this point your real estate agent has done his or her job with your most recent transaction, but your agent does not have to stop here.  Your agent will stay in touch with you and check if he or she can be of further assistance.  And by all means, if they can give you advice or assist you in any way, please give them a call!
